Why don't you just give me one flat price per square foot?
Because two roofs of the same square footage can require very different amounts of labor and material. A 2,800 sq ft roof on a single-story ranch with a simple gable is genuinely cheaper to install than a 2,800 sq ft roof on a two-story home with three valleys, two dormers, and a 12/12 pitch. A range plus a free inspection is the honest way to price it.
Will the price change after I sign the contract?
No. Once we inspect the roof and give you a quote, that’s the price — we don’t quote low and then come back asking for more. The only exception is if we open the roof during tear-off and find significant decking damage or rotten wood that wasn’t visible from above. In that case, we stop, show you the damage, and price the repair before continuing. No surprises.
Do these prices cover FORTIFIED roofs?
No. The pricing on this page is for standard asphalt shingle roof replacements. FORTIFIED roof systems — installed to the IBHS FORTIFIED standard for hurricane resilience — require additional materials (enhanced underlayment, sealed deck, ring-shank nails) and inspection certifications.
